Creating Contemporary Rental Units: Tips to Impress the Gen Z Renter

Let's start with a translation for Gen Z: "I love that for you!" basically means "I'm so excited for you!" It might make you laugh, or you might not fully get it.
What is clear, though, is that dealing with the latest generation can be puzzling. But for marketing purposes, we always need to be aware of their trends. Since you're doing that, I'm excited for you!

To begin this journey, here are three important things to keep in mind when catering to Gen Z renters:

1. Technology, Technology, Technology:
Gen Z clients spend a lot of time on their phones every day. They've grown up with advanced technologies. To sell them on their new home, you need to create a high-tech environment. Start online by offering virtual tours on your site, providing chatbot services, renter tools, online payments, and being active on social media. Amenities like smart locks, high-speed internet, a controlled access community, designated rideshare locations, allowing doorbell cameras, and a tech-friendly clubhouse will make a strong impression.

2. Aesthetics
Gen Z is always on Instagram, taking selfies and more. They value aesthetics, and many have digital marketing skills. Whether they're influencers needing aesthetic at-home content or consumers influenced by such content, there are specific styles Gen Z looks for in their apartments. For instance:
  - Out: "Regular" Appliances, Carpet, Laminate Countertops, Wooden Cabinets
  - In: Stainless Steel Appliances, Hardwood/Plank Flooring, Granite/Marble/Quartz Countertops, Fiberboard Cabinets

3. Trendy Community Amenities:
Gen Z, having navigated the pandemic, prioritizes health, wellness, and social connections. Some trending amenities you can promote to them include Peloton cycles, yoga studios, meditation rooms, shareable bikes or rentable kayaks (if near water), grab-and-go markets, movie theaters, rentable clubhouses, pet-friendly policies, rooftop lounges/pools, work-from-home/co-working spaces, car charging stations, and package rooms/delivery services.

4. Reach and Keep Gen Z
If you're ready to showcase your trendy features to this generation, you need to stay modern. Market on their favorite digital platforms, collaborate with trending spots for outreach, and take the time to understand the fresh lifestyle they're seeking. Gen Z is all about change, so embrace it with them. An open mind will have you leasing with this bold market in no time.
